Emaar Community Painting Rules: What You Can and Can’t Do

Last updated April 2026 · General guidance

In Emaar communities you can freely paint interiors, but exterior colours are restricted: you must keep to the community’s approved palette and get NOC approval before any exterior painting. Painting without approval can lead to fines or being told to repaint.

Key points
  • Interior painting — generally unrestricted
  • Exterior colour changes — NOC required
  • Must use approved community colours
  • No approval = possible fine or forced repaint

What Emaar allows and restricts

Emaar and the owners’ associations that manage its communities protect a consistent look across each neighbourhood. Inside your home, paint what you like. Outside — facades, boundary walls, doors visible from the street — you must stick to the approved palette and get permission first.

How to get NOC approval for exterior painting

Apply through your community management or owners’-association portal for a No Objection Certificate before starting, using an approved contractor and approved colours. Confirm the current steps with your community office, as processes vary by community. We paint to the approved specification so your job stays compliant.

Approved colours — what to expect

Most Emaar communities publish a palette of neutral, sand and stone tones. You usually can’t introduce a bold or contrasting exterior colour. Your community office or portal can provide the current approved list.

Which Emaar communities this covers

Arabian Ranches, Dubai Hills Estate, Emirates Living (The Springs, Meadows, The Lakes), and many Emaar-managed towers and villa communities. See our Arabian Ranches and Dubai Hills painting pages.

Frequently asked questions

Can I paint the outside of my Emaar villa a different colour?
Generally no — not without approval. Emaar communities require you to keep to an approved exterior colour palette and to get NOC approval before exterior painting. Interior painting is usually unrestricted.
How do I get NOC approval to paint in an Emaar community?
Apply through your community management or the Emaar/owners-association portal for an NOC before exterior work, using an approved contractor and approved colours. We can paint to the approved specification. Always confirm the current process with your community office.
What happens if I paint without approval?
You risk a fine and being asked to repaint to the approved colour at your own cost. It’s much cheaper to get approval first — which we help arrange.
Which Emaar communities have painting rules?
Arabian Ranches, Dubai Hills Estate, Emirates Living (The Springs, Meadows, The Lakes), Dubai Marina towers and others managed by Emaar or their owners’ associations all have exterior colour and approval rules.
